PROJECT SUMMARY
Doug Auer is one of the co-founders of Third Degree Glass Factory in the newly-branded Delmar Maker District. He and Jassen are residential neighbors who have kept in touch, bouncing ideas and discussing challenges in their respective districts over the years. In 2021, that relationship grew and took a new turn! Jassen was working with another property owner in Delmar on a proposed new construction project and saw an opportunity to work with Doug to market the Delmar district as a whole instead of individual projects within it. Since Doug didn’t have enough bandwidth for the more global project and ideas they had for this district, Jassen and ONYX were brought in. Jassen and team was able to help to streamline and elevate the development, marketing and brand for Delmar. After years of friendship and support, it was go time for more strategic endeavors for Jassen and Doug!
Since that partnership kick-off, the district continues to grow and thrive, thanks to efforts like the Makers’ Locale project, which will feature multiple local food and beverage concepts all convinced by Jassen to open second locations simultaneously in one big complex. Other exciting developments will be the Community Improvement District, Maker’s Housing, and more, all designed to solidify the neighborhood brand that has put them on the map.

According to Doug, “Jassen has been pushing neighborhoods forward for a long time and knows exactly when and where to bring people together to get projects approved.”
That includes tapping his strong ties in the restaurant world, and pulling from his and his team’s vast knowledge of neighborhood tenant contacts, tax credits, community grants, interior design trends, marketing strategies… everything and anything the project could need!
