“The first thing that drives a developer is the market, not the building. The reason this building doesn’t have residential space on the second floor is because there was such demand for creative office space in the neighborhood. The market drove the program for that building, and led to success.”
PROJECT SUMMARY
“A historic perspective is almost always the best,” explains Nuernberger. “We helped save the district by keeping the historic buildings and Jassen understood that.” From that initial understanding, the men decided to invest in the Martin building together. As of today, the building is 100% leased, housing over a dozen creative companies including our very own Onyx DCI.
RELATIONSHIP HIGHLIGHT
Though Jassen and ONYX had developed more than 59 other buildings before Martin, they still couldn’t keep up with the need for creative offices. Jassen hopes that with the success of these projects, people will see how important thoughtful urban planning is and how crucial considering personality and design is for the success of any space. He says, “We believe in being a thoughtful change agent for what development looks like in St. Louis, and part of that is thinking outside of what’s been done for years past.”
